Tucked away beneath some of New York City's most luxurious apartments are exclusive parking spaces that resemble something out of a futuristic sci-fi movie. These state-of-the-art facilities use robotic systems to park and retrieve vehicles, providing a level of convenience and luxury that is unrivaled anywhere else in the city.

If you want to live in one of these buildings, be prepared to spend a few million dollars on your apartment. And if you want your car to have a spot too, get ready to shell out an additional $300,000-$595,000 for space in the private garage.

CNBC discovered two buildings in Manhattan selling spots inside an robo-parking parking garage. The first location is at 121 East 22nd Street near Gramercy Park in NYC, where a 140-unit condo building by developers Toll Brothers offers 24 automated parking spots. Another great spot is 520 West 28th Street; the luxe residence was designed by famed architect Zaha Hadid and developed by The Related Companies.

You drive your car up to a kiosk in the garage. You use a radio frequency ID tag to unlock access. A button sends an empty pallet up from the level below, onto which the driver moves their car. Cameras scan the vehicle to check that the doors and trunk are closed. Then the car is stored in a racking system. When you want to get your car back, you re-swipe your transmitter tag, and the car comes down in about two minutes.

"As crazy as it may sound, $300,000 for a residential parking spot is considered a reasonable price in New York City," Senada Adzem, a Florida-based real estate broker at Douglas Elliman, told.

 

 

New York's parking systems, while expensive, are sought-after because they offer ease of use. Developers also love these types of systems since they don't have to provide extra amenities like ramps and two-way lanes; this creates more space for cars which means more profits.
